I met Lance by luck, getting my feet wet, playing around with the idea of buying a house and checking out what was in my price range. I called a couple of listing agents at 9pm on a weeknight, leaving voice mails and expecting calls a week later or so. 10 minutes later, I receive an apology for not having picked up the phone (I thought to myself "Really? who picks up the phone for work at that time at night?!") and Lance introduced himself. Lance and Jon were involved all the way to the end, and helped us manage everything (from meeting the other tenants, to making sure we met with lawyers, to setting us up with the right bank, etc). I could not have imagined the process without them and would (and will!) work with them again in a heartbeat!

Lance King is the best Real Estate Broker. He spent so much time with us helping us find the best place for us. Not for other people or his commission but for us.
Lance makes sure his clients carefully look at not only the interior and exterior of a house but most importantly the foundation and the piping. There are so many "pigs with lipstick" in San Francisco. You need to be careful that you don't fall for a place that looks great from staging. You need to go down to the basement and see what's holding the house up and think about how it will survive over time. Lance helps you look at this very seriously.

Now for the long version...
I had been playing with the idea of buying a condo for... a while - doing research, visiting open houses, researching the in's and out's of TIC's, FHA (and other) financing, etc. Essentially what it means to buy in San Francisco. There is a lot to learn and most of it only applies within our little 7x7. Our housing market is... special. I knew I would need an especially knowledgeable, experienced, and highly skilled agent or it was sure to get the best of me. What I didn't need was a glossy info-packet including half page summaries of "San Francisco's Neighborhoods", a misunderstanding of how TIC's work and an automated MLS search (Sorry, you did seem very nice).
I met Lance at an open house about half a block from where I was renting. While that place wasn't for me, it got us talking. When I told what I was looking for, he really "got" it. He answered all of my questions (a few that had baffled several other agents) clearly and intelligently and then some.
About twice a month for the next 6-9 months I went out with Lance and his associate Jon to look at condos. It was exactly what I was hoping for. While Lance pretends to be just a Real Estate agent, he knows a scary amount about construction. From that crack in the ceiling, the poorly cut vent, the quality of the floor, the overall design and layout, he is a wealth of knowledge. Looking at condo's was easy and comfortable, I didn't feel pushed to like a place, instead it was more like being back in a classroom, learning about ceiling beams, construction codes, caulking and concrete.
Time went on, blah blah blah, I found the perfect condo and bought it. Jon and Lance were there through every step of the process, working around my schedule, meeting on weekends, keeping the sellers honest and saving me countless hours and headache throughout the process.
Finally - they're also a great deal. When buying they pass on a chunk of their fee straight to you, which is just another reason why they rock. I can't wait to recommend them to anyone I know who is buying in the area, as long as they don't get too busy when it comes time for me to sell...

We lucked into finding him when trying to negotiate a condo deal with a sellers agent who was insisting on dual agency. Lance had listed a condo in the same development and when approached to see if it was still on the market offered to represent us. We are so glad we took the offer.
The sellers agent was behaving in a completely unprofessional manner, he was disorganized, incompetent and inclined to yell at us if we pushed him for the simple things such as disclosures. We were getting nowhere fast and with eager buyers and motivated sellers it should have been a really simple deal. Lance took this mess and made it work. He negotiated a great price for us, drove the disclosure and contact process, introduced us to a fabulous loan agent and was there to advise on a credit request for a small construction issue that came to light.
As we closed we checked into see his perception of the sellers agent and ever professional his remarks were "this should have been an easy deal but he made it complicated". I swear we should have paid Lance 'danger money"!

We all know people in the Real Estate business, and most of them seem like they don't know what they're doing and/or are more concerned with spending your money than looking out for your interests. I met the owner of King Realty through a tennis group, and when my business partner and I were looking at buying an investment property I gave him a call.
We figured the property was so cheap we could just rent it out and worry about fixing it up later, but we wanted to make sure so I asked him to take a look. Two minutes inside the property and he said, "Don't waste your money. This building is about to fall down." What we thought was a good investment would have essentially been a teardown, costing us hundreds of thousand more than we planned, money we didn't have and had no way to raise.
Since we were looking at investment properties, he offered to drive us across town to look at one he owned to give us some ideas about how and where to spend upgrade money to maximize our investment. The property was way out of our range so there was no way we were going to buy it, but he took the time to show us around anyway, explained the decision making process of where to spend improvement money, how he found deals on materials, and how he knew the building was sound even before ordering the inspections. He also took the time to explain the whole TIC thing, and both my partner and I were extremely impressed with the depth of his knowledge. We were also impressed with the staging of the property, which the company had done in-house.
I'm coming to realize that even though buyers don't pay for their Agent's services, it can end up costing you a lot of money if you don't have the right people representing you. Bottom line - even though we have a low budget we were treated like an important client, and when we do find the right property we're using Fixed Rate. Oh yeah, they rebate every buyer client 10% of their commissions. You'd have to be crazy to use anyone else.

Lance King and his colleagues at King Realty recently sold our Tenants in Common (TIC) in one of the toughest markets San Francisco has seen in decades. How did they do it? They obviously know what they're doing, but in my view it was all the little extras they did that made it happen, like coordinating and helping us get into the condo lottery and coming back several times over a couple of days to make sure all the photos were taken at the optimum time for sunlight. I see so many bad pictures of other listings - I really think this made a difference.
My husband and I had decided to move to Belgium and we wanted to sell while out of the country, so it was really important to have someone we could trust. Buying a home in the bay area requires patience, experience and most importantly micro market expertise. I dealt with the owner of the company, Lance King, and he excels in all. Before meeting Lance, I spent (wasted) several months working with three different agents. I also met at least six others during open houses. Almost every agent that I dealt with was the same, all fluff and no real sense of market value. I learned later that's what you get with the average SF real estate agent that entered during the real estate gold rush and is now starving to make a sale. That type of representation is a potential land mine for a prospective buyer in the biggest purchase of their lives.

After meeting Lance, I walked away knowing that he was the right fit because he is down to earth, easy to talk to and understands value. I don't know if there are too many agents that have the breadth of experience he has to help with the value decision. His experience over the past 25 years ranges from owning a contractor supply company to buying/remodeling homes to years of being broker/owner of a real estate firm. You absolutely need to know all of these things before you move forward in the buying process.
Lance carefully listened to my 'wants' and set up an MLS search. I was looking for a single family or possible a 2 unit with views and outdoor space in the North part of SF. We went over potentials and were on the same page in terms of what was worth looking at. One of the first properties was an REO in Pacific Heights that needed some work--not the easiest property to make a decision on. Lance took me through and carefully detailed everything that needed to be done to the house with cost estimates. He then started to look at comps, days on the market for the property, price reductions, etc. and aggregate all the info to use as a basis for a bid price. We moved forward with an aggressive bid and quickly learned that dealing with a bank owned property was going to require perseverance. Long story short...Lance was an ace throughout a process that had many twists and turns from bid acceptance to loan approval to final docs. He ended up assuming the work of most people involved to get the deal done. I can honestly say that the deal would have most likely gone sour had I chosen any of the other Realtors that I previously worked with. On top of all of this Lance gave me a great house warming gift along with a check for 20% of his commissions, which ended up be significant with this purchase.
I pride myself on making sound decisions and did a tremendous amount of leg work (1 year) before I got my keys. I learned that you positively need to have the best company that you can find on your side. It will turn your Purchase into an Investment. This is especially true in this fickle SF market. Throw in the rebate and I think you'll be hard pressed to find better representation than King Realty Group.

I first met Lance King, the owner of King Realty Group, at an open house of a property I was interested in. I've bought and sold a lot of properties so I've met a lot of Realtors over the years, and I was immediately impressed with his knowledge, straight-forwardness, and presentation.

It was like a Real Estate S.W.A.T team swarmed the building, taking care of every smallest detail down to fixing a cabinet door that was off kilter.
Their guidance in preparing my place for sale was spot on, their marketing materials looked like professional photographers had prepared it, and their handling of everything was the best I've ever seen.
Even though early 2009 was a tough market especially in SOMA, we were under contract in a little over 2 weeks. Although the deal had a lot of tricky negotiations to make it through to close of escrow, they were handled deftly and expertly every step of the way.
