Wrong. In markets as competitive as ours you need every edge you can get. The fact is that these agents/brokers are doing the overwhelming majority of the business in our area. It doesn’t take a rocket scientist to figure out that being able to communicate with this group at the click of a mouse is a huge advantage.
For example, when a buyer sets up a search, they set certain areas and pricing that precludes any listings outside those criteria from showing up in their search. There have been too many times to count when we posted a listing on TAN that brought an offer from a buyer who wasn’t looking in the area of the listings. Here are a few examples of actual sales of why this is so effective:
- We posted a listing at 88 King on TAN and did a short 45 minute sneak preview before officially listing it. The next day we received an all cash offer with a 10 day close that was the second highest sale ever in the building.
- We posted a listing at 201 Harrison, a dated building next to the bridge that can be tough to sell. With no prep we sold it in 5 days for the highest price ever for that floor plan.
- We posted a listing in Sunnyside and received the highest price ever on a $/Sq Ft basis ever in the neighborhood.
